Rare opportunity to own and operate a fully, turn key commercial swine operation with 3,520 head capacity. Operation has everything you need to grow out hogs from juveniles to maturity. There is a current grower contract in place with Smithfield Foods for multiple rotations of animals each year. Operation is less than 13 years old and has modern technology from one end to the other with modern conveniences for the 21st century hog farmer. The houses are temperature controlled with a natural airflow cooling system with thermostats and two fans per house to keep the pigs cool in the summer and warm in the winter. These units have an automatic watering system fed by two deep water wells and a unique automatic feeding system with two talon feed bins per house that feed on both sides of houses. Operation comes with a completely-lined 1.3 acre lagoon and waste management system to store and then deploy effluent onto the spray fields with a high capacity pump and spray head reel system. The 20+/- acres of spray fields are currently being cultivated with a rotation of soybeans and corn to fuel the hunter looking for a place to shoot a limit of doves or bag a trophy turkey or whitetail buck when not tending to the four-legged detainees. This operation has a current contract with Smithfield Foods where they provide all the feed and the hogs for growing out to maturity and growth payments. The contract also provides payments to the grower with other aspects of the operation including, vaccinations, utilities, and pay during idle periods. Two other structures are on site including a 20ft by 20ft office and a smaller pump house.
